What an apartment job has that a house does not
A board to satisfy
Most Ontario condo corporations want a written proposal covering the work, the materials, the dates and proof that whoever does it carries liability and workers' compensation coverage.
A service elevator to book
Buildings usually require the lift reserved in advance with a refundable deposit, and the common areas protected on the day.
A window to make noise in
Hamilton's noise by-law treats 7 a.m. to 7 p.m. as the exempt period for construction and prohibits clearly audible construction noise between 10 p.m. and 7 a.m.
Before the old floor leaves the building
Old broadloom that cannot go down the chute
The city collects carpet and underpad only rolled and tied in bundles no longer than 1.2 m, caps bulk items at 90 kg and eight per booking, and refuses construction material.
How apartment turnovers get scheduled
Priced per unit, not per building
Rooms, closets, the hall and the entry threshold are measured and priced per unit, so an owner with several units can choose which ones go this season and which wait.
Paperwork moves before the crew does
Condo corporations commonly want a written proposal before flooring changes, work restricted to weekday business hours, and the service elevator booked with a refundable deposit for common-area protection.
The noise by-law sets the outer edge
Construction between 7 a.m. and 7 p.m. sits inside Hamilton's exempt period, and clearly audible construction noise is prohibited between 10 p.m. and 7 a.m. The building's own rules are usually tighter, and they win.
Our Process
How a unit turnover runs
1
Measure the unit
Rooms, closets, the hall and the entry threshold, plus a note of the lift, the stairs and the door the carpet has to come through.
2
Paperwork the building can approve
A written scope, the materials and the dates, set out in the form a condo board or property manager expects to receive.
3
Book the lift and the day
Delivery, removal and installation are scheduled inside the hours the building permits, not around ours.
4
Lift, lay, stretch, leave clean
Old carpet and underpad out, tack strip checked and replaced where it has gone, new floor power-stretched, corridor swept behind us.
Unit by unit
Priced and scheduled unit by unit
Each unit is measured on its own: rooms, closets, the hall and the entry threshold, so an owner with several units can choose which ones go this season and which wait. The old floor comes out first, rolled and tied to the size the building and the city both expect.
Turnovers get slotted into the hours a condo board or property manager allows, with the service elevator booked ahead of time so the corridor and common areas stay protected on the day.
Changing the carpet in an apartment is a different job from changing it in a house, and almost none of the difference is the carpet. It is the lift, the corridor, the board, the hours you are allowed to make noise in, and the roll of old broadloom that cannot simply go out with the garbage.
Apartment and condo carpet questions
Do we need the condo board's approval before changing the carpet?
In most Ontario buildings, yes. The corporation usually asks for a written proposal describing the work, the materials, who is doing it and when, along with proof of liability and workers' compensation coverage. We put that together in a form the board can read.
Can a unit be finished between tenants?
A one or two bedroom unit is normally a single working day on site once the lift is booked and the old floor is clear. Several units for the same owner are scheduled back to back.
Where does the old carpet actually go?
That is settled before the job starts, which is what the Carpet and Rug Institute tells owners to do. It matters here because Hamilton only collects carpet rolled and tied in bundles under 1.2 m, caps each item at 90 kg with eight items a booking, and will not take construction material at all.
Can you work in the evening so the tenant is not disturbed?
The by-law's exempt period for construction in Hamilton is 7 a.m. to 7 p.m., and clearly audible construction noise is prohibited between 10 p.m. and 7 a.m. Buildings usually narrow that further to weekday business hours, so the building's rules set the day.
Will you price several units for one owner?
Yes. Units are measured together, priced individually so you can choose which floors go this season, and run as one set of bookings for the building.
