How modular tile goes down

The subfloor is read first

Glue-down tile copies whatever is under it. Where a floor needs grinding or filling, that preparation runs about $1 to $2 per square foot of the area treated.

The grid is set from the centre

We find the room's centre lines and dry-lay the field before any adhesive, so the cut tiles land evenly at both walls instead of leaving a sliver down one side.

Releasable adhesive, not permanent glue

Tiles are bedded on a pressure-sensitive adhesive that holds them flat and still lets a single square be lifted later without tearing up its neighbours.

Attic stock stays on site

We leave spare tiles from the same dye lot in a closet. A replacement bought two years later rarely matches; a square from the original batch does.

The case for tile is repairability. A chair caster shreds a patch, a printer leaks toner, a pipe drips in a rec room – with broadloom that is a patch or a relay, and with tile it is a lifted square and a spare from the closet.

The trade-off is the per-square-foot price and the look of the grid. Tile costs more than broadloom of the same quality, and the joints stay visible on a plain colour, which is why most rooms end up in a patterned or heathered tile laid quarter-turn.

Carpet tile suits rooms where part of the floor is likely to fail before the rest of it does, and floors that get opened up again for cabling or access panels. Because it is modular, a damaged square lifts out and a spare from the closet goes back in – no patch, no relay, no new seam to cut.

Are carpet tiles dearer than broadloom?

Per square foot, yes. Modular tile generally runs $5 to $12 with material and labour together, where commercial broadloom sits at $4 to $8. The money comes back if squares get replaced rather than the whole floor.

Do carpet tiles need a separate underpad?

No. The cushion is built into the tile backing and the tile is laid straight onto the prepared subfloor, which is also why a tile floor sits lower at a doorway than broadloom over underpad.

Will the joints between the tiles show?

On a flat, single colour, in strong side light, yes – slightly. A heathered or patterned tile laid in a quarter-turn pattern hides the grid almost completely, and we dry-lay the room so you can see it before it is stuck down.

What does replacing one damaged square cost?

There is no published rate for a single-tile swap and we will not pretend otherwise. If you have attic stock, it is a short visit; we look at the floor and quote it before we book.
