What we run into on Caledonia floors
A Haldimand County town with a long build-out on one side of it and a 19th-century core on the other.
Subdivisions still filling in
Empire Avalon has 595 residences finished across phases 1 to 3 and 958 more coming in phases 3B to 8, with McClung South, Georgia Pacific, Gateway and Beattie Estates adding 2,857 residences and two apartment buildings.
The lower Grand
Haldimand County issues Grand River flood watches that name Caledonia, because ice moving downriver can jam quickly and push the water over its banks. Below grade, that changes the order we work in.
A 19th-century core
Edinburgh Square served as the town hall from 1858, the restored Grand Trunk Railway station still stands, and the nine-span concrete bridge over the river dates from 1927. Floors near there get measured one at a time.
One more thing about Caledonia
Haldimand, not Hamilton
Caledonia is its own single-tier municipality south of the Hamilton boundary, with 12,179 residents at the 2021 census. Crossing that line changes whose by-laws apply, not how we measure or fit a floor.
Caledonia carpet work covers a wide range, from the newest phases of Empire Avalon to houses backing onto the Grand River and streets near the 19th-century core around Edinburgh Square. Basements close to the river get checked for moisture before anything is laid, and homes on the older streets are measured room by room rather than assumed. Call (289) 204-6246 and tell us which rooms you are thinking about, and we will come and put a number on it in writing.
Caledonia questions we get asked
You are a Hamilton business – do you actually come out to Caledonia?
Yes. Caledonia sits in Haldimand County, a separate single-tier municipality on the Grand River rather than part of the City of Hamilton, and we treat it the same as any job inside the city line.
Our house is barely two years old and the carpet already ripples. Why?
Almost always because it was never properly stretched. The Carpet and Rug Institute’s residential standard requires carpet to be power-stretched; a knee kicker on its own is not a compliant stretch-in installation, and the ripples surface once the room has been lived in. A re-stretch pulls it flat again.
Can you carpet a basement in a house close to the river?
We look at the slab and the walls before anything is laid, and we talk through a moisture barrier. If a floor is showing damp we would rather sort that out first than fit broadloom over it.
Do we get anything in writing before you start?
Always. Ontario requires a written agreement for any home renovation worth more than $50, the final bill cannot exceed that estimate by more than 10% unless you ask for extra work in writing, and a contract signed in your own home carries a 10-day cooling-off period with no cancellation fee.
Caledonia growth
A town in the middle of its build-out
Caledonia held 3,740 dwellings in 2016, and county planning expects roughly 11,540 by 2051 with the population climbing towards 31,000. That is one of the heaviest new-build pipelines anywhere near Hamilton, and it shapes the work: a young house usually carries builder broadloom over thin underpad, laid quickly and stretched lightly.
So the common Caledonia job is not a repair. It is a whole upper floor and a stair run coming out, a heavier underpad going down, and the new carpet power-stretched properly so the ripples do not come back.
Caledonia's older streets
Working around Edinburgh Square
Edinburgh Square served as the town hall from 1858, the restored Grand Trunk Railway station still stands, and the nine-span concrete bridge over the river dates from 1927. Houses on those streets rarely offer a square room or a straight stair.
We measure each one separately, plan where a seam can sit without landing in a traffic line, and cut stair treads individually rather than working off an average.
Before carpet goes in below grade
Flood watches on the lower Grand
Haldimand County issues flood watches for the lower Grand that name Caledonia directly, because ice moving downriver can jam quickly and push water over the banks.
Slab and perimeter checked first
Before we lay anything below grade we check the slab, the perimeter and how the room dries out, and say plainly whether a moisture barrier belongs under the underpad.
Damp floors don't get carpeted over
Broadloom fitted over a floor that is still giving off water never recovers, so a damp slab gets addressed before anything is laid.
